Detailed description :

“Vine Cottage” is a charming, sympathetically modernised period cottage, which is located in the heart of the small, friendly, semi rural and peaceful village of Whaplode Drove only 15 miles from Peterborough, (Main line station, 45 minutes to London’s Kings Cross). 10 miles away is Spalding with a good selection of shops/facilities and known for its annual Flower Parade. The market town of Holbeach is 9 miles away. The village has a school which teaches some 90 children (this part of Lincolnshire still has the eleven plus and offers Grammar School/Secondary education). Whaplode Drove also has a Post Office/shop, Garage, Church, play area and a very active Village Club which caters for a number of community activities, there are also Play Groups, Brownies, a football team etc.

This property is sunny, spacious, warm and homely and has undergone total refurbishment over the past six years. It offers excellent, spacious accommodation with all mod cons whilst maintaining a unique Victorian country cottage ambiance. This is reflected in the low ceilings and doorways, pine panelling, typical cottage layout, picture rails through out, fixtures and fittings and décor. Many of the original features have been retained by careful restoration which includes fireplaces, radiators, Rayburn, pine doors and flooring.

The property is of brick construction with rendered elevations under a part slate, part pan tiled roof, built approximately 150 years ago as three cottages. The windows are Georgian bar double glazed, heating and hot water is oil fired, water is metered and drainage is to a private system which makes the water rates very inexpensive.

“Vine Cottage” benefits from large south facing gardens, mature trees, flowering shrubs and fruit trees. It also features a large ornamental Pond which has a water feature and the Wishing Well is served by a large storage tank under the property containing all of the rain water from the roof, ideal in this time of water conservation. The block paved sweeping drive edged by mature borders runs to the Double Garage. The drive is further extended by a gravel drive leading to the paddocks and out buildings. The Garage has numerous power points and lighting both internally and externally and automatic doors. It is boarded and plastered and has a useful attic space for storage, (the garage would make an ideal workshop or could easily be converted into a Granny Annex). Off the Drive is the Main entrance to the property via a charming latticed slate covered Porch. There are 2 outside mains taps, lighting and power and the central heating boiler is maintained in a customised container. There is also a garden Shed which is shelved.

The property comes with 3 ½ acres (approx) of post and railed Paddocks edged by trees and bushes, a sand school and 3 timber built stables on a concrete base (the stables and yard have power and water, plus a self filling water trough in the paddocks). The paddocks are maintained by a local farmer and by careful management can reap as many as 250 bales of hay per annum, 200 of which can be stored in the timber Barn.
